6 Great Reasons to Renovate Your Kitchen

Kitchen renovations are the most popular choice for home owners. We're spending more and more time in our kitchens these days. It's become the heart of the home, where you not only prepare meals but also socialize, do homework or office work, and gather with your family and friends to talk or eat meals. Consequently, many home owners are considering kitchen renovations as their next planned renovation. We'll talk about some of the reasons why you should renovate your kitchen.

  1. Great Return on the Investment

The best motivation to renovate your kitchen is that you will get a 75%–100% return on your investment. Now I know you're thinking,

"If I'm renovating my kitchen, then I'm not going to sell it."

Although this might be true now, one day you will sell it, and getting a great return on your investment should always be a consideration when you are renovating your home.

When it is time to sell your home, you will also reap the benefits of its great marketability. A kitchen that is up-to-date and doesn't look like it belongs in the 1980s will make potential buyers more interested in making an offer on your home.

2. You Can Make the Kitchen Fit Your Lifestyle

When you renovate your kitchen, this provides you with a great opportunity to improve the function, flow, or aesthetics of the space. Maybe the previous home owner didn't need a place to eat in the kitchen, but adding an island with an overhang will make it a great place for the kids to have breakfast in the morning.

This is your chance to add some lighting or improve your existing lighting. We recently completed a kitchen renovation for our clients in Ajax. They already had pot lights in their kitchen, and plenty of them. However, they were 5" non-LED pot lights that looked more like they belonged in a commercial establishment than in a home. This was the perfect opportunity to remove those outdated pot lights and replace them with brushed nickel 4" square pot lights that matched their contemporary decor in the rest of the home.

New kitchen cabinets can also be customized to make the space more functional. For example, you can create a spice pullout in a base cabinet near your stove to ensure your spices are all in one place and close at hand. What about a pull-out under the sink to store your garbage and recycle bin?

When you’re designing that new kitchen, make sure you incorporate some deep pot and pan drawers. You don't have to use them just for pots and pans. There are so many uses for deep pot drawers, such as installing pegs and storing your plates and bowls there, Tupperware storage, keeping your pantry items such as flour, sugar, etc. in glass jars, or even keeping small appliances out of sight.

3. More Homemade Meals

I know this might sound odd as a reason to renovate your kitchen, but almost all of our clients who have renovated their kitchens with us (and that's over 300!) have said that now that their kitchen is more functional with new appliances, cooking meals at home has been a pleasant experience. Just over 85% of them have said that they now cook 50% more of their meals at home (instead of takeout or restaurant meals) since they renovated their kitchen.

When you have a gorgeous, magazine-worthy, functional kitchen to work in, wouldn't you want to prepare meals, do more baking, and, in general, just spend more time in this beautiful space you just renovated?

Whenever I design a kitchen for clients, I always try to maximize counter space. You can never have too much counter space, and when you've got a spot to prepare your meals, you're more likely to cook at home. 70% of our clients also said that more family members would now help in the kitchen because they were no longer getting in the way while helping out in the kitchen and each person had their own space to work. For me, that reason alone would make it worth while renovating the kitchen if I knew I would have more help preparing the meals.

Of course, the benefit of preparing more meals at home is that homemade meals are typically healthier than those you get at a restaurant or through takeout. You know exactly what you are putting into the recipes. No preservatives, no large amounts of salt or MSG, and you control the fats you use so you can select heart-healthy fats. Plus, think of all the money you'll save by not eating out!

4. Easier Maintenance

Cleanliness matters more in the kitchen than in any other room in the house. This is the room where you prepare meals for your family and, in some cases, even eat your meals. Ensuring a clean environment where bacteria are limited or nonexistent is key to maintaining your family's health. Older kitchen cabinets, especially the door fronts, can sometimes be a challenge to keep clean after many years of use.

There are many low-maintenance materials available that you can incorporate into your kitchen renovation. For example, lacquer-finished MDF cabinets wipe clean easily with a damp cloth. Luxury vinyl plank flooring is extremely durable and cleans up with a damp mop or a daily sweep. Even changing the floor plan of your kitchen for the renovation can make it easier to get around it and keep it clean.

5. Energy Savings

Typically, when our clients renovate their kitchens, they also install new appliances. Getting rid of that old energy-consuming fridge, stove, and dishwasher and installing new energy-efficient appliances will save on your utility bill and reduce your carbon footprint. This produces financial benefits month after month.

6. Deterioration

The most important reason to renovate your kitchen is if it's in bad shape and deteriorating. Cracked tiles, peeling countertops, broken or missing cabinet doors, and outdated appliances don’t inspire gourmet cooking or family gatherings. The deteriorated kitchen has simply outlived its usefulness and needs a renovation.

If your kitchen is falling apart, then it truly is time for an upgrade. This is the best motivation to increase the value of your home, motivate you to make more meals at home, and simply enjoy the space more. You'll reap the rewards financially as well as emotionally.

If doing a full kitchen renovation isn't in your budget, there are still lots of things you can do to upgrade your deteriorating kitchen without breaking the bank. For example, get rid of that old, stained, and out-of-date laminate countertop and replace it with a new quartz countertop. Upgrade the lighting or add some additional lights throughout. You can even consider just refacing your cabinets instead of a full renovation. Talk to your contractor and let them know what your budget is so they can make the appropriate suggestions.
